This is an art… and the most important tool in flipping properties. A subtle but very important difference when buying to renovate is to truly adjust to the needs of the property. A face-lift is not the same as a renovation. More and more people are becoming experts at finding the margin that exists between a property that only needs a face-lift and one that needs a renovation. When I talk about a face-lift, we refer to investments below €20k… just painting the wall, the kitchen, a few changes in the bathroom, and polish the floor. Renovations try to add value by changing the number of rooms or bathrooms or changing the layout. The key to be successful is a combination of the following: First, buying with a margin of safety… Warren Buffet’s style. To do this, you need a lot of real estate experience to be able to detect properties that are already below market price or to find those that can be negotiated to create that margin. So… buy cheap. Second… create your team. Renovations can be done in thousands of ways. If you hire a renovation team for just one project, it will be more expensive than if you offer them to join the project as collaborators. Having this part fully streamlined so that renovations are done in less than 6 months is essential. This is why you need to create a wheel… buy, renovate, sell, repeat with several projects in parallel to keep it going and going perfectly synchronized. Third, you must have a great market knowledge. Knowing the market allows you to detect new areas where this business model can be implemented. We need that knowledge from the very first minute to optimize the entire operation. Good deals go very fast. Forth… the everyone’s favourite: taxation. It won’t be your home, food, your car or your children’s education. Taxes will be the biggest expense in your life by far… You need to know. There’s plenty of money to save here. Last, but not least… you need to sell well and fast… you need to know about staging and marketing… and get in your team of trusted providers those with that knowledge.
